A blatant case of commercial construction in a residential area has been brought to light at Plot-120, Sector-1, EWS Colony, Lower Roop Nagar, Jammu (Ward-62), owned by Smt. Indu Bharti.Despite obtaining approval for a residential site plan (Application No. JMC\/2024\/8768 dated 04\/12\/2024), the owner has flagrantly violated the approved plan by raising a commercial construction with the alleged connivance of the concerned enforcement staff. The approved site plan allowed for a residential building with specific dimensions and setbacks, which the owner has brazenly disregarded.<br \/>\nAccording to approved site plan, plot size: 7.62 X 15.24 Mt, plot area: 116.12 Sqm, approved ground coverage area: 73.03%, approved FAR: G+2, maximum height: 10.06 Mt, approved setbacks: Front &#8211; 2.59 Mt, Rear &#8211; 1.52 Mt. The approved site plan clearly stipulates the plot size, plot area, ground coverage area, and other parameters for residential construction. However, the owner has brazenly disregarded these norms and raised three commercial floors, including plaster work and white washing, without maintaining the approved setbacks on both the front and backside. A signboard\/flex under the name and style \u201cKavya The Flowers Shop\u201d has been put up on the ground floor, clearly indicating the commercial use of the property.<br \/>\nWhat is more disturbing is the inaction of the concerned enforcement staff despite being brought to their notice. This raises serious questions about their sincerity in safeguarding the guidelines of JMP-2032 under UBBL-2021 and JMC Act 2000.
